Pre Application Consultation
We recommend that we be retained early in the design process to provide advice and guidance on what is most likely to be successfully approved. This can save you time and money on costly and time-consuming design revisions. We understand what the Committee is looking for and what is most likely to be approved.
Minor Variance Applications
We will assemble and submit on your behalf a complete application package. Work with you and your consultants. Assist you with neighbour consultation. Work with municipal departments and agencies to secure their support for your application. We represent you at the hearing so that you do not have to worry about knowing what to say or how to say it.
Consent Applications
If you are seeking to create new lots, or to otherwise reconfigure your property, we handle Consent Applications. These require an understanding of municipal policies for lot creation, intensification, and the additional co-ordination with the municipality that may be required to secure approval.
Technical Severances
These are a type of Consent Application that do not create a new lot, but may be required to revert two or more properties that are owned by a single entity back to their original status as separate lots.
Site Plan
Coordination
Residential projects of ten or fewer units are generally not subject to Site Plan Control. However, certain residential properties in the Oak Ridges Moraine, or other sensitive land areas may still be subject to Site Plan Control. Commercial properties are often under Site Plan Control by their local municipality. We can assist your consultants in managing this process with municipal staff.
